Longwood PUD Amendment To Be Discussed at Planning Commission Meetings in April and May

I am the design engineer who is working with Mr. Richard Spurzem of Neighborhood Properties in Charlottesville on an amendment to the Longwood Planned Unit Development (PUD) on a 0.20 acre parcel at the northwest intersection of Harris Road and Longwood Drive directly to the west of Jackson Via Elementary School and consisting of 5 new townhouse units.  The purpose of this email is to request feedback from the Fry’s Spring and Ridge Street HOAs on the PUD Amendment.  I am also more than happy to speak or meet with you to discuss the particulars of the development, which is fairly small addition (0.20 acres) to the original PUD (4.5 acres) that was approved approximately 6 years ago.  For you information, I have attached a copy of the PUD Amendment that was the subject of the City Planning Commission Public Hearing on March 10, 2015.  The towns on the north end of Longwood Drive (closest to Harris Road) have been completed while market conditions have not enabled construction of the towns on the south end of Longwood Drive yet.  The PUD Amendment proposal is for the construction of 5 new townhome units with associated parking at the intersection of Harris and Longwood.  Mr. Spurzem had always wanted to include these lots in the PUD, but it had only been recently that he was able to purchase this property.  The ultimate goal of the development is to “bookend” Longwood Drive with new townhomes and upgrade the existing duplexes in the middle.  The developer is also providing 15% of the units as affordable, and has promised contribution of an additional $10,000 to the Charlottesville affordable dwelling fund (in addition to $50,000 already provided with the original PUD approval).  Please review and provide any feedback or if you would like to set up a phone call or meeting to discuss further.  We are planning on resubmitting the PUD Amendment to the City by Tuesday, March 24, 2015 with the next Planning Commission Meeting planned for April 14, 2015.  It would be very helpful to have your feedback in time for the April 14, 2015 meeting if possible.

For your information, I have also attached a copy of the summary email from the March 10, 2015 PC Meeting.  As you can see, we have already made some adjustments to the plan per the PC comments.

Who You Gonna Call?

The Charlottesville Police Department is using a new geographic policing model (map). The Charlottesville police officer in charge of the new southern area of Charlottesville is Lt. Victor Mitchell. As always, if there is an emergtency dial 911, but in cases of longer term, non-emergency issues, Lt. Mitchell would welcome your input.
